Owner and seller lists

A list of property owners in the areas you care about, picked because something about their situation makes them more likely to sell.

In plain words

Most owners are not thinking about selling. A few are, often because of a life event or a money problem. Public records leave clues about who those owners might be.

We look for those clues across county records and property data, then give you a clean list you can call, text or mail. Each row tells you who owns the property, where it is, and why it made the list.

What you get

  • A spreadsheet or CRM import with owner name, property address and mailing address
  • The reason each property is on the list, such as absentee owner or tax delinquent
  • Basic property details like type, size, year built and estimated equity where available
  • Duplicates and properties you already own or have worked removed
  • Lists built for the ZIP codes, cities or counties you choose

Types of lists

Absentee owners
The owner lives somewhere else. Many are tired landlords or people who inherited a home.
Pre-foreclosure
The owner has fallen behind on mortgage payments and the lender has started the legal process.
Probate
The owner has passed away and the family is settling the estate.
Tax delinquent
Property taxes have not been paid for a while.
Vacant properties
Nobody seems to be living in the home.
High equity
The owner has paid off most or all of the loan, so they have room to sell at a fair price.
Cash buyers
Investors who bought property with cash recently, useful when you need buyers for a deal.

How it works

  1. Tell us your buy box

Which areas, which property types, and which kinds of owners you want to reach.

  2. We build the list

We pull records, filter them and remove duplicates and bad rows.

  3. You get a clean file

Delivered as a spreadsheet or loaded straight into your CRM.

  4. We refresh it

Records change every month. We can update your list on a schedule.

Who it is for

  • Investors and wholesalers looking for off-market deals
  • Agents who want listing conversations before a home hits the market
  • Property managers looking for owners who might hand over a rental

What we need from you

  • Your target areas
  • The property types and owner situations you want
  • A list of addresses to exclude, if you have one

Good to know

A list on its own does not close deals. It works best with phone calls, texts or mail, and steady follow up. We can handle those too.

Common questions

Where does the data come from?

From public county records and established property data providers. We check and clean it before you get it.

How often should a list be updated?

Monthly works for most markets. Owners pay off taxes, foreclosures get cancelled and new probate cases appear all the time.

Can you add phone numbers too?

Yes. That is our owner contact data service, and most clients order the two together.
